Midsummer Housing Association

Terrapin worked with Midsummer Housing Association to provide homes using their steel frame modular building methods in Medbourne, Milton Keynes.

Providing high quality, energy efficient homes was high on Midsummer Housing Association’s list of priorities. It constructed 1,500 affordable homes for rent, shared ownership and key workers in the Milton Keynes and South Midlands growth area.

Working with English Partnerships, Jarvis Contracting, Broughton Beatty and PRP Architects, the Association has built 85 affordable homes using three different types of off-site manufacture from local suppliers, Terrapin and PACE, at Medbourne, Milton Keynes.

As a major employer with specialist manufacturing facilities in Milton Keynes, Terrapin was well placed to be a provider of Modern Methods of Construction to the sector. For this project the company delivered and erected 30 building modules in 2 days to create single and two bedroom flats in two, three storey blocks.

The modules were constructed from a rigid light steel frame specifically designed for use in the residential sector enabling the product to achieve high performance characteristics in multi-storey structures.

The modules left the factory complete with all internal finishes and internal services ready for connection with fixed furnishings, sanitary ware and decorations in place. Site preparation was carried out in parallel with factory production, thus on-site construction was faster than by traditional means with the added benefit of minimal disruption to the neighbourhood. Construction in this way also cut the costs of site labour, storage and material wastage and loss. The site completion involved a ‘locked door’ principle to protect the finished quality with all connections to mains services carried out via the service ducts outside the flats.

External brick cladding and site completion were carried out according to the specification with the end result being architecturally attractive, providing comfortable living accommodation in easily maintained buildings built and performing to high specifications.

The construction process generated national interest with coverage from BBC News appearing on ‘Breakfast’ television as a demonstration of the benefits that Modern Methods of Construction can bring to sustainable housing developments.
